Golden Valley is a textbook mail-order subdivision that grew into a real community. The original development company split the valley into 2.5-acre parcels and sold them for a few hundred dollars on monthly terms, and many of those lots are still held by the families who bought them — or by their heirs, who often live out of state and have never visited.
The census counts nearly 8,800 people across almost 79 square miles, but the population is uneven: some sections have paved roads, power and neighbors; others are still bladed or platted-only roads with no service nearby. Two parcels with consecutive APNs can be worth very different amounts for exactly that reason.
One fact that is widely misunderstood: Golden Valley is in the Sacramento Valley groundwater basin, not the Hualapai Valley Irrigation Non-Expansion Area that was designated around Kingman in 2022. The INA limits new irrigated farmland; it does not apply here. Domestic wells in Golden Valley are deep, so whether a lot already has a well — or is near a neighbor who would share one — matters.
The quickest way to know what you own is to look the parcel up: acreage, flood zone and elevation from public records, and then a check of the road and power situation.

At the county level: Mohave County has no Active Management Area. The Hualapai Valley Irrigation Non-Expansion Area, designated on 19 December 2022, was the first new INA in 40 years.
