Arizona · Land Research & Cash Offers

What is your Arizona land actually worth?

Start with the facts. Enter an address or APN and we pull the public record — labeled by source — then you can ask for a cash offer.

Searching by APN? Choose the county. Addresses are matched with the U.S. Census geocoder; rural addresses sometimes do not match — try the APN.

What this tool shows — and what it will not

Every value is labeled with where it came from, so you can tell a county record from an estimate:

  • Public record Read directly from a county, state or federal data service — the assessor's parcel layer, ADWR's water boundaries, FEMA's flood layer, USGS elevation.
  • Third-party From a non-government source, such as OpenStreetMap road data. Useful, not authoritative.
  • Calculated Something we worked out from public data — for example acreage from a parcel's square footage, or terrain relief from several elevation points.
  • Not available We could not get it from a reliable source. We say so instead of guessing.

We do not show owner names, even where the county publishes them. And we do not publish an automated "value" for your land. Land values depend on access, water and comparable sales that no public data feed captures reliably; a number without that evidence would be a guess dressed up as data. If you want a figure, ask for a written offer or read how to value Arizona land.

Where the data comes from

  • Parcels: county assessor GIS layers for Maricopa, Pinal, Pima and Yavapai; the Arizona Department of Water Resources statewide parcel layer for the other eleven counties.
  • Water: ADWR Active Management Area and Irrigation Non-Expansion Area boundaries.
  • Flood: FEMA National Flood Hazard Layer (Pinal County's maintained copy for Pinal parcels).
  • Elevation: USGS 3DEP Elevation Point Query Service.
  • Address matching: U.S. Census Bureau geocoder.

Full details for each layer are in the GIS map directory. Public data can be out of date or wrong; confirm anything that matters with the county.
