The situations we buy in

Most people who call us are not selling a house. They are solving a problem that happens to involve one.

A house is rarely the actual issue. The issue is an estate nobody wants to administer, a tenant who stopped paying, a lien that has been growing for years, or a sale date on a recorded notice. Each of those has its own Arizona rules and its own timeline.

These pages set out how each one actually works, including the options that do not involve selling to us.

Inherited property and probate

You can usually sell before probate finishes, and you may not need probate at all — Arizona raised the small estate affidavit thresholds in September 2025 and a lot of advice online still quotes the old figures.

Rentals with tenants in place

You do not have to evict anyone first. The lease survives a sale in Arizona, and evicting purely to enable a sale usually costs more than it recovers.

Liens and back taxes

Liens are paid out of the proceeds at closing, not before. If the problem is delinquent property tax, the February lien sale starts a three-year redemption clock rather than taking your house immediately.

Facing a trustee's sale

An Arizona trustee's sale cannot happen earlier than 91 days after the notice is recorded, and you can sell right up until it happens. There are also several options that are not selling at all, including free HUD housing counseling.

Something else

Divorce, relocation, a house that needs more repair than it is worth, a vacant property costing you every month, or a code enforcement problem. We have bought in all of them. If your situation is not on this list, call (480) 818-4105 — the answer is usually still yes.

This is general information, not legal advice. First 48 Offers LLC is a real estate investment company, not a law firm, a brokerage, or a licensed financial adviser. Arizona statutes and county procedures change, and every situation turns on its own facts. Before acting on anything here, speak to an Arizona attorney — and if you are facing foreclosure, to a HUD-approved housing counselor, whose help is free.
