Chino Valley sits on the northern edge of the Prescott AMA, and that edge runs through the local land market. Inside the AMA — the Little Chino sub-basin under the town itself — groundwater is managed, and new subdivisions need an assured water supply. A few miles north and west, the Big Chino sub-basin is part of the Verde River system and lies outside the AMA.
That is why two horse properties on either side of the valley can be valued differently even when they look the same.
