Yavapai County's land market splits in two. Inside the Prescott AMA — about 485 square miles around Prescott, Prescott Valley and Chino Valley — groundwater is managed and new subdivisions need an assured water supply. Outside it, in Paulden, the Big Chino valley, Seligman's surroundings, Bagdad, Congress, Black Canyon City and the Verde Valley fringe, individual wells are governed by the more permissive rules that apply everywhere outside an AMA.
That line does not show on a listing photo, but it shows up in what a buyer can do with the land and, eventually, in price. The county's parcel layer reports zoning on every parcel, and its separate zoning map adds the use and density designation. - County seat and size. Yavapai County's seat is Prescott. It counted 236,209 residents in the 2020 Census across 8,122.87 square miles of land. Source
