Show Low is the commercial center of the White Mountains and one of the few places in Arizona where vacant land sells partly as a summer escape from the desert. The city puts its own elevation at 6,412 feet and its land area at 65 square miles. Lots in and around town are pine and juniper country, and their value depends on things a Phoenix buyer may never have had to think about: winter road maintenance, snow, and whether a lot is usable year-round.
Inside city limits, Show Low's zoning applies; the surrounding subdivisions toward Linden, Pinedale and Concho are Navajo County or, east of the county line, Apache County. Navajo County has no Active Management Area, so a domestic well is governed by the rules that apply outside AMAs — but depth and cost vary widely across the rim.
A city lot and a county lot a mile apart can carry very different rules on what you may build, how close you can be to the property line, and whether you can split the parcel later. Look the parcel up to confirm its jurisdiction, acreage and flood status before you price it.
