Navajo County land: records, water and selling

What a buyer will check on any parcel in Navajo County, where to check it, and what the public record already says.

Two-thirds of Navajo County is tribal land, so the private land market is a band across the south and middle of the county: Show Low, Pinetop-Lakeside, Heber-Overgaard, Snowflake, Taylor, Holbrook, Joseph City and the subdivided high-desert land between them. A parcel in the pines near Show Low and a parcel in the grassland north of Snowflake can be in the same county and have almost nothing else in common.

There is no Active Management Area here. The Joseph City Irrigation Non-Expansion Area limits new irrigated farmland around Joseph City, but domestic wells on rural lots are outside AMA rules everywhere in the county. Elevation drives much of the rest: winter access, snow load, and whether a lot is usable year-round or only in summer.

Navajo County's treasurer publishes property tax status online, and the county maintains a back-tax land page for parcels it has taken. If your land is behind on taxes, read our back-taxes guide before the county's timeline makes the decision for you.
