Buckeye grew by roughly a third between the 2020 Census and 2025, and the city limits are enormous — close to 400 square miles. That combination creates the most common mistake we see from Buckeye landowners: assuming the mailing address tells you who controls the land. A parcel with a Buckeye address may sit inside city limits, under Buckeye's zoning and its Imagine Buckeye 2040 plan, or out in unincorporated Maricopa County under county zoning. The two can be a road apart and have very different futures.
Water is the other dividing line. Growth on this scale needs water the local aquifer cannot supply alone, which is why the city has invested in bringing groundwater in from the Harquahala basin.
