Concho is one of the clearest examples of a 1970s land-sale community in Arizona. A developer built a country club and golf course in Concho Valley, platted deed-restricted subdivisions around it, and sold the lots largely to buyers who lived somewhere else. Half a century later, many of those lots are owned by the original buyers' children, who may not know the deed restrictions exist.

Those restrictions matter. A deed-restricted lot may limit what can be built, how a manufactured home can be placed, or how the lot can be used, regardless of what county zoning allows. Before a buyer can value a Concho lot, they need the recorded restrictions for that subdivision — the recorder's office holds them.

Apache County's own community plan puts the precinct at more than 700 square miles, with tens of thousands of acres in private hands and a few thousand residents, so most lots are vacant.
